The Condo Post!

I am SO excited to be able to share photos of our condo with you!! As a reminder, this is the first time David and I have knowingly undertaken a flip property (we’ve bought and sold our own houses and moved a bunch over the years but when we moved in we didn’t plan to flip the houses 😉 and it has been SUCH a crazy, rewarding and fun process!!  The listing went live TODAY so fingers crossed that potential buyers will love it!!  The photo tour is a combination of pics taken by Abby Grace for the listing, along with some iphone shots my co-founder Maura DeRaedt & I took.  Hope you enjoy!!

The condo is a 1-bedroom and when I originally saw the living room, I felt like I needed to square it off a bit so we added a deep window seat with built-in storage that acts as another sofa in the space (and can even double as a guest sleepover spot!)  We removed carpeting throughout the apartment and had wide plank white oak floors installed.

 

We had the walls and ceiling painted a fresh white (Sherwin Williams’ Greek Villa) and all of the woodwork were done in a gray-green (Sherwin Williams Cargo Pants.)  The window seat is massive and probably one of my favorite elements in the apartment.  I wanted every inch of the condo to feel special because it’s a one bedroom and every inch counts… The vent registers were in a super-obvious place so we replaced the originals with pretty ones and now I love what they add to the room.

There is as much seating in here as you’d find in a larger space and as we were putting the final touches on it, I didn’t want to leave and I just looked around and thought about how cool it would be to live there right in the middle of everything.  I would have LOOOVED it in my 20s pre-kids!!

The pillows are a combination of Lauren Liess Textiles, Peter Dunham, and vintage ones

 

 

I’d guess that a TV might eventually go in the space where the sweet fox canvas is (available here) but I love the moody depth it adds to the room.

 

We mixed antique with new pieces and both modern and traditional.

 

Maura and I have been collecting everything in the apartment for years, almost all of which will be for available sale under a separate agreement to the buyer.

 

This photo was taken in the evening when we installed the gallery wall (check out my Instagram to see videos of that!) when the entire apartment glows with the prettiest golden sunset light…

 

When doing salon-style gallery walls, I love to mix similar-toned pieces together for a interesting yet cohesive look.   Here, we mixed black and white and sepia tones in a variety of mediums and time periods including paintings, drawings, prints and photography.

 

The living room and dining room are open to one another and the kitchen is on the front of the apartment…

 

A tulip table and black panton chairs with a cool MidCentury inspired light (found here) add a bit of juxtaposition with the collection of vintage art behind them…

 

 

From this view you can see that the kitchen is open to the dining room/ living room.  The bedroom is through the first door on the right and the laundry and bathroom (accessible also through the master bedroom) is down the next hallway.  We added a countertop overhang and a spot for bar stools looking into the kitchen for additional  countertop/ dining space.  I remember my college apartment had that opening and no overhang and it used to drive me crazy because it would have been the best spot for bar stools/ entertaining!!

Maura found the sweetest little brass drink cart.

The kitchen is small but the countertop/ backsplash hood situation rivals the window seat for my favorite part of the apartment.

 

The bedroom is light and bright and I wanted to keep it really simple, slouch, relaxed and airy-feeling so we went with easy all-white bedding and white unlined linen curtains and vintage fabrics on the pillows with the palette pulled from the antique painting.

 

 

There are multiple closets in the master bedroom and we created a little dressing area around the closet nearest the window.

 

We found the antique dresser at the Lucketts Spring Market and it fit perfectly.

We kept the bathroom simple and classic white white subway tile laid in a basketweave pattern, marble hex floors, and a white oak vanity for warmth and that bit of natural I need.

The antique botanicals and bath accessories give it a bit of an apothecary vibe.

 

…And that’s just about it! We couldn’t be more excited to get this baby on the market and I just love the life that someone’s going to be able to have here.  As we were designing and installing I just kept thinking about how to maximize every little piece of it for storage and function and when we were finished and I looked around, it just felt like someone would be able to be so organized and be able to live really simply there, which is what I’m always after.  It’s got enough storage that you wouldn’t have to be a true minimalist but not so much that you could give into any hoarding tendencies.  It’s walkable to so much and it right in the middle of everything!! It’s really perfect for someone and I can’t wait to see who gets it!!
