A super sweet client of ours who lives in a beautiful Victorian townhouse in the city recently let me know that she and her family are moving out of the area  (tear!) and I thought I’d share some of the photos she’d had taken by her good friend & photographer Katie Stoops along with some photos from the real estate listing. (It’s sold btw)

the foyer… I love all the stained glass in the front of the house!!

My client has an a-mazing eye (when I walked through the first time I wondered why she needed me she’s so talented!!) and the house has beautiful bones and gorgeous lighting procured by the couple who owned the home before my clients.  The original architectural details throughout the house are incredible and we went for an eclectic-modern-Neoclassical vibe.   The stair railing has so much character and is so substantial and I love the old wood floors:

They are an adorable family and truly couldn’t be kinder people…

They have their hands full with three little sweeties!!!

When I visited the house for the first time, I loved so much about it and so many of the pieces my client had already found.  Here’s a photo of the living room that day when they had just brought home a brand-new baby!!

There were so many amazing pieces already in the room to work with that we felt a little “makeover” was all it needed

This house is a really amazing example of how  a few tweaks and new pieces here and there, can turn a room into something truly special.

A seagrass rug layered under the existing too-small rug helped it fit perfectly. Cool new leather chairs  replacing the traditional originals, a minimal glass coffee table and new fabrics and pillows completely transformed the space.

Mixing modern into the classical architecture made it feel fun and fresh and young (like the sweet family who lives in it!)  The chairs are from Collected by Jason Koharik.

On the sofa, we mixed a graphic mudcloth-inspired fabric with a faded yellow and black floral. (I have this same floral in my dining room on the curtains- It’s by Creations Metaphor)

You can see how layering the rugs really makes the first rug work

The light throughout the house is so pretty…

The mouldings and original materials were begging for a bit of modern juxtaposition….

The original fireplaces throughout the house are true works of art. I love mixing quirky or unusual touches like the metal bust on the mantle with classical elements for a bit of tension.

The library was almost there when I saw it for the first time and I suggested a new arrangement for the furniture (looooove the antique club chairs!!)  along with adding in functional pieces like tables, rugs and lighting- not all shown from this angle.  My clients’ mirror collection is pretty amazing.

Anyone in the city knows that sometimes the bikes have to live with you… theirs is super cute and looks right at home in there!!

The dining room was waiting for a bit of love but had beautiful antiques to get started with:

And here it is “after”:

New wallpaper by Brunschwig and Fil completely transformed the room

I was in love with the antique vases my client had found…

…and suggested they be turned into a lamps:

White klismos chairs freshen up the antique and an amazing moody antique portrait my clients found adds interest and depth, contrasting with the feminine paper.

The kitchen was perfection from the moment I saw it.  Our clients had renovated it when they moved in and I just love it!!!

SO much great storage in here!!!

We added this cheeky little deer head to add a bit of sculpture and whimsy to the space

The kitchen is open to the family room…

…and here’s what it looked like “before” when it was waiting to be decorated and functioning mainly as a room of requirement/ playroom type space…

We added a comfy sofa at the end of the room to anchor it and hung Lauren Liess Textiles “Gisele’s Web” in carbon.

My pillow fabrics – Squid flower and Boho Stripe- are mixed with my favorite Peter Sunham paisley

I love seeing photos of our clients enjoying their finished homes!!! Nothing better than seeing it or hearing about it.  It became the family room/ play area with a TV…

The room is really narrow so I went as wide as possible with the sofa to maximize seating and create a wide horizontal line which visually widens the room. Narrow end tables with oversize glass lamps just fit.

My clients are collectors and you know I love a good gallery wall full of moody landscapes so they got to work…

A palette of blue-grays, black, white, warm brown and hits of pale blue felt right with the gray kitchen cabinets and all the warm sunshine flooding in…

so sweet

And here’s a close-up of Honey Badger… I can’t handle her!!!! 🙂

That’s a great book on the shelf there 😉 😉

And finally, here is a peek at the perfect nursery which I had zero to do with but am in love with:

I’m so thankful to our clients for allowing us to share these photos and know how bittersweet it is for them to be moving right now.  They’ve poured so much thought, love and care into their home and have made some major memories there.  I’ve absolutely loved working with them, and for me, the silver lining is getting to work with them again to help turn their next place into another something truly special for them!!

And on a real estate/new project  note, we’re in the process of renovating a one bedroom condo in North Arlington (see pic below) with our Property Collective Co-founders Maura and Daan DeRaedt and will be listing it for sale in July!  We’ll be sharing behind-the-scenes snippets and photos on the @PropertyCollective Instagram account if you want to follow along!  If you’re interested in details about the property click here.   I’m really excited about it and already love what I’m seeing over there- it’s going to be perfect little sunlit apartment in the middle of everything!! I’m excited to give the place a bit of a modern, MidCentury-bent.

Surveying the recently demo’d space with our amazing project manager, Angela Bianchi and our littles, who generally come along for the ride.

And, in case you missed my post last week, we have just opened up a new real estate brokerage and are in the process of hiring new agents so if you or anyone you know is interested, click here!  We’d love to meet  you!
